-My small team and I have off-market industrial warehouse buildings, with and without yard space, that can be bought direct to owner at cheap prices.

Example 2- 60k +/- SF building on 4+ acres, mostly paved land in East Houston near refineries and port area. Very good price all things considered. Vacant building can be bought for investor prices. Value add potential in stabilizing additional acreage and leasing to a tenant. Building has undergone a host of improvements including new exterior paint, new HVAC units, flooring and paint in the office, etc.
Example 3- 20k SF +/- tilt wall building in SE Houston Hobby Airport. Well under $100 PSF. Outside is fully paved and fenced and it is partially climate controlled in the warehouse. Property is in great shape with recent roof work, office improvements, paint on the exterior, etc.
