<description><![CDATA[My roommate and I need to break our lease but need to fill our lease in the 2BR 2 Bath apartment we have first so if you request my specific apartment I will give you a deeply discounted rate from what we are currently paying which is $1770 total.  <br>

The 3 options I am offering are:<br>

1) You can sublease my apartment from me and not deal with the front office for 2 months (December 1-January 31) for $1020 per month for a large 2 bedroom -2 bath apartment. <br>

2) You can also sign up for a 6 month lease with the apartment complex and I will give you $1,500 up front cash if you request my apartment. The rent will be about $1,600 per month (my roommate and I are currently paying $1770, so this is a good deal they are offering especially with the $1,500 you will get from me up front). <br>

3) You can also sign up for a 12 month lease with the apartment complex and I will give you $1,500 up front cash if you request my apartment. All options requre a move in date sometime on or before January 1 (December 1 would be the ideal situation for us but we can work something out if you do not need until January 1). <br>

The apartment is on the first floor which is also nice.  The apartment is in a good location with a great view of downtown from the living room and dining room areas. It has its own garage parking with assigned spaces, access to a gym, and a very nice pool.  <br>
<br>
We are in a bind which is why we are offering so much cash ($1,500).  The apartment is extremely clean and we have never had any problems with it or the front office.  Please let me know ASAP if you are interested.<br>

The place is also next to great nightlife on Washington Avenue. <br>

My lease is until March 12, 2010. I would like to sublet this apt until March for $950 including all utilities such as electricity, water, trash, wireless internet, cable tv.  The Apt includes a washer and dryer in the unit. The Apt will be available Dec 1, 2009. Once my lease is up the lease can be extended in your name with the locked in rate of $986 per month + utilities. A background check is required at the complex. I am willing to pay for the administrative fees required for that.  The complex allows pets. <br>

The complex is walking distance from a movie theatre and restaurants and other shopping. 5-10 minutes drive to First Colony Mall and Sugarland Towncenter.  The complex has a great pool and gym.<br>

Really great price for a 3 bed spacious apt in a luxury complex. The management has been very helpful, no complains at all. Any repairs in the apt are fixed the same day. <br>

Just wrapping up a major renovation of this 1930s east side property.<p>
<p>
So, normally I only do 6 to 12 month, unfurnished, "typical" leases.  (I've got about 20 units in four different vintage buildings that I've restored around the inner loop.)  But, every now and then I'll do a shorter term / furnished (or unfurnished) lease if the right deal comes along.  And, since I have four units coming available in this building at the same time (renovation), I'm going to offer one of them as both a "typical lease" or a "short term" furnished (or unfurnished) lease.
<p>
I have a 3 month minimum for short term and/or furnished leases.  It's just not worth the hassle for anything less than that.  So, if you're just needing a place for a month or two--this place won't work for you.  However, if you're looking for something for 3 months, 6 months, 9 months--or even longer--either furnished or not--shoot me an email and give me some details about your situation and I'll let you know if I think we're a good fit.  (for 6 months or more I would reduce rent by $100/month)
<p>
The apartment itself is in a location that is very convenient to downtown Houston, Midtown, the Museum District, the Medical Center, the University of Houston, etc.  The building is 1930s vintage.  There only five units so it's not a huge, soulless, econobox complex with 500 apartments and a parking garage.  The property is about 3.5 miles from the center of downtown Houston (I used the Harris County Courthouse on Preston as my destination to map it).  So, one could easily commute by bus or by bike if one were so inclined.  By car, you're looking at a 5 to 10 minute commute in the mornings to downtown or the Medical Center.
<p>
I bought the building about a year ago and restored / updated all of the units so they are in excellent condition.  This is a 1st floor apartment with hardwood floors and a nice, new, vintage style kitchen and bath.  Big one bedroom units.  Laundry on site.  Central a/c.  And I've got internet set up at the building for everyone to share.  WiFi.  Gas & water are common so the only thing you'd need to switch into your name is the power. 
<p>
My "look" is what I call Vintage Modern.  I take a little bit of this and a little bit of that and I come up with something that is unique and definitely not "traditional" or "contemporary".  I like to play off the original style of the building as much as possible.  I have stuff dating from the late 1800s to the mid 1900s.  Since this place is mid-century I just kind of tweaked that look and updated it a bit, refinished the hardwoods, added recessed lighting and other modern fixtures, used natural stone counters (black slate) in the kitchen, added some stainless steel details here and there, etc.  The unit is clean, quiet, and well-maintained.  The furnishings are basic but newer.  If you need something particular (like a desk instead of a bed in the 2nd bedroom), that's doable.

Just wrapping up a major renovation of this 1930s east side property.<p>
<p>
So, normally I only do 6 to 12 month, unfurnished, "typical" leases.  (I've got about 20 units in four different vintage buildings that I've restored around the inner loop.)  But, every now and then I'll do a shorter term / furnished (or unfurnished) lease if the right deal comes along.  And, since I have four units coming available in this building at the same time (renovation), I'm going to offer one of them as both a "typical lease" or a "short term" furnished (or unfurnished) lease.
<p>
I have a 3 month minimum for short term and/or furnished leases.  It's just not worth the hassle for anything less than that.  So, if you're just needing a place for a month or two--this place won't work for you.  However, if you're looking for something for 3 months, 6 months, 9 months--or even longer--either furnished or not--shoot me an email and give me some details about your situation and I'll let you know if I think we're a good fit.  (for 6 months or more I would reduce rent by $100/month)
<p>
The apartment itself is in a location that is very convenient to downtown Houston, Midtown, the Museum District, the Medical Center, the University of Houston, etc.  The building is 1930s vintage.  There only five units so it's not a huge, soulless, econobox complex with 500 apartments and a parking garage.  The property is about 3.5 miles from the center of downtown Houston (I used the Harris County Courthouse on Preston as my destination to map it).  So, one could easily commute by bus or by bike if one were so inclined.  By car, you're looking at a 5 to 10 minute commute in the mornings to downtown or the Medical Center.
<p>
I bought the building about a year ago and restored / updated all of the units so they are in excellent condition.  This is a 1st floor apartment with hardwood floors and a nice, new, vintage style kitchen and bath.  Big one bedroom units.  Laundry on site.  Central a/c.  And I've got internet set up at the building for everyone to share.  WiFi.  Gas & water are common so the only thing you'd need to switch into your name is the power. 
<p>
My "look" is what I call Vintage Modern.  I take a little bit of this and a little bit of that and I come up with something that is unique and definitely not "traditional" or "contemporary".  I like to play off the original style of the building as much as possible.  I have stuff dating from the late 1800s to the mid 1900s.  Since this place is mid-century I just kind of tweaked that look and updated it a bit, refinished the hardwoods, added recessed lighting and other modern fixtures, used natural stone counters (black slate) in the kitchen, added some stainless steel details here and there, etc.  The unit is clean, quiet, and well-maintained.  The furnishings are basic but newer.  If you need something particular (like a desk instead of a bed in the 2nd bedroom), that's doable.

I love this apartment, but I'm getting married and accepted a new job, and must let this place go....<br>

Location is great. You will be across the street from Target and can walk there whenever you want. There are also many fast food and sit-down restuarants very close. You have quick access to 610. It is about a 10 minute drive to Rice University, and you are very close to Rice Village, 59 and the Galleria, and Reliant Stadium. You will enjoy a quiet home environment on the top floor (no climbing stairs - just park on your floor) with the added amenities of 2 community pools, parking in a garage, gated entry with two courtesy officers at the complex, and a great workout facility. It’s great for people new to Houston and don’t want to lock in anywhere quite yet. The thermostat is programmable to maximize efficiency.<br>

Apartment will be ready to move in by 11/18/2009 and is available through 3/14/2010. At that point, if you would like to re-lease the apartment, it is your choice.<br>
